The Great Homes and Neighborhoods for All (GHNA) initiative is a statewide, pro-housing initiative tackling New Jersey’s housing and neighborhood challenges by advancing recommendations organized around six guiding principles.
Great Homes and Neighborhoods for All's Guiding Principles
Local advocacy campaigns should have tools and resources to support municipal officials and organize residents to advocate for affordable homes in great neighborhoods.
Residents should be better protected from displacement due to growing hazards, rising costs, or related factors by early interventions, legal support, and emergency funding.
New housing production and programs to upgrade and preserve existing homes should ensure an ample supply of low-cost, quality places to live in every community, including homeownership opportunities, especially for first-generation buyers.
Zoning regulations and state funding should allow for compact, mixed-income homes in climate-safe, green, walkable places that residents desire and that foster integration.
Government reforms should make development reviews, retooled housing and economic incentives, and consolidated services fairer, faster, and more cost-effective.
Local land use planning for housing should meet public needs and reflect the public interest, which requires ample state and regional resources and planning board members who are well-trained and well-informed on trends and practices.
The initiative is led by a Steering Committee that includes advocates for smart growth, fair housing, and housing justice; for-profit and nonprofit developers, and community development leaders; academics, local pro-housing campaign representatives, and land use planners.
