The Forum at Madison replaces a worn-out civic center with 44 new apartments designed to meet the needs of low- and moderate-income residents. It is the first multi-family affordable housing development in New Jersey to meet both Passive House and Zero Energy Ready Home standards, making it a model for how municipalities can blend affordability with environmental responsibility.

The project reflects Madison’s obligation to provide affordable housing, but its purpose extends beyond meeting a requirement. It aligns with the 2020 Master Plan’s guiding principle of celebrating diversity and ensuring equitable access to housing, transportation, and community amenities. Units offer modern layouts with open floor plans, Energy Star appliances, LED lighting, and high-efficiency heating and cooling systems, with five apartments reserved for formerly homeless individuals and families. These features can assist in lowering utility bills, providing meaningful savings for households managing tight budgets.

Rising rents and housing prices have left many households struggling, with essential workers such as teachers, nurses, and firefighters often priced out of the very communities they serve. By offering high-quality, affordable housing in a desirable location, Madison provides stability for families and individuals who might otherwise need to leave the community.

The project is within walking distance of downtown retail businesses, restaurants, schools, and public transportation, including a train station just 10 minutes away. It is also near parks, athletic fields, and trails, ensuring residents can access both urban amenities and open space. The location reduces reliance on cars, adds convenience, and integrates residents into the fabric of the community.
