Clinton Lofts
Transforming a long-vacant and prominent corner site into vibrant mixed-use housing and creative space, just blocks from the Trenton Transit Center in New Jersey’s capital city.
For nearly three decades, a vacant half-acre site on South Clinton Avenue stood as a reminder of loss in Trenton, but also as an opportunity to build something new. That opportunity became Clinton Lofts, a mixed-use development that now anchors a key corner of the Greenwood-Hamilton Historic District.
The project combines ground-floor commercial space with one- and two-bedroom townhouse-style apartments above. The apartments feature modern amenities such as open-plan kitchens and in-unit laundry, while the building emphasizes sustainability with all-electric systems, EV charging stations, and stormwater management solutions.
The design aims to restore the street fabric and strengthen neighborhood connections. All units are bi-level, creating the feel of townhomes rather than standard apartments. The brick design echoes Trenton’s historic brownstones. The inclusion of bike racks, pedestrian-friendly features, and proximity to the Trenton Transit Center supports the city’s goals for transit-oriented development. Notably, the project includes more bike racks than parking spaces, underscoring its emphasis on multimodal transportation.
Clinton Lofts responds to the needs of the community. Designed to be affordable for those earning a median income or below, it allows residents who work in Trenton to live in Trenton. Developers collaborated with local artists, including installing a custom bicycle rack that doubles as public art, reflecting the importance of Trenton’s arts community in shaping the neighborhood’s identity and vibrancy.
In the year of its completion, nearby businesses have expanded or opened in anticipation of increased foot traffic. Bakery 502, La Sirena Café, and Mini Market have all benefited from the renewed neighborhood energy. The project transforms a neighborhood deadzone into a thriving gateway corner, continuing the revitalization momentum in the community.
New Jersey Future is proud to recognize Clinton Lofts as a recipient of a 2025 Smart Growth Award. Nearly 20 years in the making, the project demonstrates the value of mid-sized developments in transit-rich areas: large enough to make an impact, but small enough to be feasible. In Trenton, Clinton Lofts is proof that long-vacant sites, through thoughtful redevelopment, can help the city grow while staying true to its character.
